Exterior design concept

Each Villa incorporates generous amounts of stacked slate facing throughout.
Grand 2.7 m high sliding doors open on to the pool and terrace area and all doors are designed to allow for increased privacy and energy efficiency.
Roofs feature imported cedar shakes that are chemically treated and an attractive feature of the development. Roofs have been sprayed with foam insulation for energy efficiency.

Each Villa features integrated landscaping that is self irrigating and are pre-wired for latest broad band technology. Computer enhanced lighting system allows for the pre programming of all main living and outdoor lighting.
Salt water chlorinated infinity pool eliminates the use of costly and hazardous chemicals.
Each Villa design incorporates parking for 4 vehicles.

Interior design concept

In keep with the architectural style and the tropical environment the following recommendation is based on a CONTEMPORARY style with an ASIAN TOUCH. The design package is proposed and priced based on that recommendation, while allowing for individual personality and tastes to be reflected through soft furnishings and personal art pieces. Nevertheless, we understand the distinct individuality of discerning clients and thus stand ready to adjust the design according to specific demands.

We suggest simple clean lines, using high end natural materials and accented lighting to give a bright and fresh look. Specific settings created by the architect lend themselves to complement stylish contemporary furnishings and pieces of art. It would also allow for a prominent display of an individuals private collection of pieces of interest.
The Master Suite level proposes a combination of sandblasted granite flooring with inlaid solid bamboo border. Walls are kept white with clean finishing lines for optimal display space for suitable pieces of art although feature walls may also be incorporated. The open kitchen, furniture in maple wood on a base of stainless steel legs and complimented with black granite top that is located between the open dining and living areas. The bar-counter is incorporated with the kitchen, finished with stacked cut glass giving a natural separation between spaces.

The Master Bedroom allows for the bed to be placed in the center of the room which in turn allows for direct sea view. Bamboo flooring with granite borders continuing with granite in the bath room compliment the sandstone wall features. The generous bathroom area with elevated Jacuzzi, integrated landscaping, the walk-in closet as well as a dedicated make-up area provide for a relaxed and spacious setting. Separate shower and WC allow for privacy and in turn separate the cut glass vanity top and cabinet areas.

Full length sliding windows provide optimum view and easy access to the pool and deck area from either the bedroom or living areas.

The Guest accommodations are designed to function as studio apartments comprising a living area with wet bar and a bed room with separate bathroom. The Guest accommodations are thus fully functional stand alone units. Should the owner have an alternative function for any or all of the space the design would be modified accordingly? Flooring is in grey tone terrazzo with other decorative features similar to the Master Suite level.

The level of the Asian touch applied will depend on the individual owner and can be achieved by applying bamboo wood for vaulted ceiling areas and/or internal doors as well as stone features in granite or sandstone throughout the interior spaces. Lighting and plants are important elements to achieve the desired individual design level.

 

Facilities

A manager and support staff support will be employed. Some owners may choose to have live in staff for their individual residences.
A wide variety of services including daily maid service will be available.

• A service agreement pertaining to the day to day operation of the community.

 

Maintenance services includes

The average monthly maintenance/management fee is expected to be 12 000- 15 000 THB / month.
This will include management, security, and general landscaping/maintenance.
