Ownership/Terms

A Company Limited is the registered owner of the land.
Apartments will be registered in the name of the purchaser at the Land Office with an officially registered address. The purchaser will lease the land for thirty years, renewable by owner’s shareholding in the Company.
• Each purchaser will receive a pro rata shareholding in the Company, securing future 30 year leases.
• In the event of resale of an apartment or house, the corresponding shares will be registered in the name of the new owner and a new lease will be issued.
Any and all charges/taxes/fees associated with registration will be borne by the purchaser.
• The Company will be autonomous in and responsible for arranging and organizing the maintenance functions.
• The Company. Will annually elect an owners committee of five owners who will co-ordinate activities with the property manager.
• The Company will own all the common areas, as defined separately, including the office and managers residence.
• All taxes/fees/charges incurred by the Company as a result of these activities directly related to the development are to be borne equally by all the voting shareholders.

• Maintenance of the garden areas.
• Provision and payment of electricity costs for external lighting and equipment.
• Repainting of common facilities and building exteriors as required.

• Ensuring poolside equipment is maintained in good working order.
• Ensuring external television and internet connections are maintained in good working order.
• Maintaining a good, safe water supply.
• Provision of security services.
• Provision of staff in the office as deemed necessary.
• Payment of general building insurance (apartment interiors and contents are the owners responsibility)
Provision and supervision of a depreciation/emergency fund.
• Payment of any taxes due.
• Annual servicing of air conditioner units.
Provision for regular treatments from a pesticide company, as deemed necessary.
• Maintenance of office, managers dwelling, security hut and perimeter fencing.
• Service of the sewage disposal unit.
